FAQ’s

Q: What is the best time of year to roof my home?

A: Years ago the best time to roof was summer do to the old time sealants that needed high temperature to seal shingles together. Now with new sealants any time of the year is fine as long as the temperature is above 40 degrees.

 

Q: How do you know when a roof needs to be replaced?

A: Most shingles will start to fade in color and start to loose granules (little rocks) which protect them from the sun. Once shingles start to loose granules (little rocks) or start to fade this should be a warning sign to watch the roof more closely. These granules (little rocks) will start to come out of the gutter system and show up on the ground by the ends of the down spouts. Other areas like flashings that rust or liftc. shingles are other signs to call for a free estimate.

 

Q: Should I tear off my existing roof or roof over what is there?

A: In Waukesha County you can roof over one existing layer of roofing before a tear off is required. But we would recommend tearing off your existing roof so that your roof deck can be inspected and any loose decking can be fastened. Many shingle Manufactures warranty’s don’t cover reroofing. New dimensional style shingles also do not lay properly over existing roofs due to they are new made in metric sizes.

 

Q: Do I need ice & water shield?

A: Ice & water shield is not required a part of Milwaukee or Waukesha county’s building codes. But it is one of the most important parts of the roofing system and should be installed on every home. Most Manufactures recommend that ice & water shield extends 2ft past the interior wall of the home. Affordable Roofing recommends 6ft from the lower eave as a minimum and 3ft under valley flashings. It is also used by chimneys, skylights and other penetrations.

 

Q: What should I do before you start my job?

A: Affordable Roofing asks that all vehicles are moved out of the garages. Other wise we will move any heavy objects like patio furniture,grills and yard items. Hanging items on walls may also be removed if siding is being worked on.

 

Q: What type of venting would you recommend?

A: Affordable Roofing prefers to use ridge venting if the home has the proper design. If the home does not have enough ridge or the design does not permit ridge venting we have many different products to vent the attic per the manufactures requirements.

 

Q: Can you help me with my chimney?

A: Affordable Roofing will replace most masonry flashings at the time the roof is replaced. They always will inspect the chimneys cap and tuck pointing. Metal chimney caps that rust can be replaced with new pre-finished steel caps.

 

Q: Should we request a lien waiver when the work is done?

A: Yes ! Always request two lien waivers. One from the contractor for his work, and one from the supplier. If you receive one from your contractor the supplier can still lien your home.

 

Q: Should I get a certificate of insurance before you start?

Yes! It only takes a few minute for your contractor to provide you with proof of insurance. Your contractor should have general liability and workers compensation both. If your contractor only carries one form you might not be covered.
